The short version

A career built on adapting, in a market that keeps changing.

Henry was born in Colombia and grew up between there and a series of places in the United States. That upbringing did the thing it tends to do: it made him good at reading a room, comfortable with people from very different starting points, and patient with the parts of a process that feel obvious to a professional and bewildering to everyone else.

He came into real estate from a career in technology. The timing was not kind. His early years in the business ran straight into the 2007 housing crisis, and much of that work was guiding clients through short sales — the least glamorous, most detail-punishing corner of the industry, and by far the fastest way to learn what a contract actually does when things go wrong.

That’s the background that shows up now. A market where inventory is rising, half the listings have cut their price, and builders are discounting harder than they have in fifteen years isn’t unfamiliar territory. It’s just a market.

Outside the business, he’s involved with Florida Citrus Sports, and has a long-running interest in how Florida land gets developed — specifically in growth that doesn’t wreck the thing people moved here for.

Four things that don’t change deal to deal

The honest number comes first

Before anyone looks at a house, the real monthly cost gets built: payment, insurance estimate, taxes at a reset assessment, HOA, and CDD if there is one. It’s a less exciting first conversation than touring homes. It’s also the one that prevents people from falling in love with something they can’t comfortably carry.

“Wait” is a real answer

Sometimes the right advice is not to list yet, not to buy yet, or not to buy that one. That advice costs a commission and gets given anyway, because a client who trusts you at year five is worth more than a transaction at month two.

Somebody reads the contract

Especially on new construction, where the builder’s document is nothing like the standard Florida resale contract — no financing contingency, limited inspection rights, closing costs shifted to the buyer, binding arbitration, and a waivable escrow protection most people sign past without noticing.

Why Central Florida

Roughly a thousand people a week keep arriving.

Metro Orlando added 54,916 residents between July 2022 and July 2023 — the fourth-largest population gain of any US region that year, and the second-fastest-growing large region after Austin. Since the 2020 Census it has added over 144,000 people: 46% domestic migration, 41% international, 13% natural change.

And it isn’t the economy people assume. 80% of Orlando workers are employed outside leisure and hospitality. AdventHealth employs tens of thousands regionally. Lake Nona’s Medical City concentrates the Orlando VA Medical Center, Nemours Children’s Hospital and the UCF College of Medicine across 650 acres. UCF itself enrolls more than 70,000 students — the largest university in Florida by enrollment — and roughly 190,000 of its alumni still live in Central Florida. Lockheed Martin, the simulation cluster at Central Florida Research Park, Deloitte’s technology facility in Lake Mary, and the logistics corridors along I-4 and SR-429 fill in most of the rest.

That’s the engine underneath the housing market here. It’s also why “Orlando is just theme parks” is the most expensive misconception a relocating buyer can carry.
