For buyers

Buyer representation

Agreed in writing before showings begin, so the terms and the compensation are clear from the start.

  • Needs and budget consultation. What is prompting the move, what has to be true about the next place, and what monthly number you are actually comfortable with.
  • Lender introductions. Options for pre-approval, with no requirement to use any particular lender.
  • Community shortlisting. Narrowing the search area against your week, your budget, and the kind of property you want to own — usually by driving them.
  • Property search and showings. Listings filtered to what actually fits, showings scheduled around your life, and an honest read after each one.
  • Comparable sales analysis. What similar homes have sold for recently, before you commit to an offer number.
  • Offer strategy and negotiation. Price, closing date, inspection and financing periods, repairs, concessions, and appraisal language — all of which move the outcome.
  • Inspection coordination. Independent inspectors, review of the report with you, and negotiation of what matters rather than everything on the list.
  • Transaction management. Every contract deadline tracked, with lender, title, and insurance coordinated through to closing.

Listing and sale

  • Net proceeds estimate. An itemized view of what you walk away with, prepared before you list and updated when offers arrive.
  • Prioritized preparation plan. What to do, what to consider, and what to leave alone — separated by whether the money comes back.
  • Professional photography. Properly shot images, which remain the highest-leverage item in any listing.
  • MLS listing and syndication. Accurate, complete data entry, which is what feeds every consumer portal downstream.
  • Agent-to-agent outreach. Direct contact with agents representing buyers in your price range and area.
  • Showing management and feedback. Scheduling that respects your household, with feedback passed on as received.

Builder representation

The sales agent at the model home works for the builder. This is the other side of that table.

  • Registration at first visit. Handled before you sign in at a sales center, because most builders will not recognize an agent added afterward.
  • Community and builder comparison. Several communities side by side — location, lot quality, association and CDD structure, and what is still to be built nearby.
  • Builder contract review. Deposit terms, delay and completion language, change-order rules, and dispute resolution, read before deposits are committed.
  • Lot selection. Orientation, grade, drainage, what backs the property, future roads, and whether a premium is worth paying.
  • Options and upgrade guidance. Which items are worth taking from the builder and which are far cheaper after closing.
  • Financing comparison. Builder-affiliated lender incentives weighed honestly against outside options.
  • Independent inspections. Pre-drywall and final inspections by your inspector, not the builder’s.
  • Walkthrough and punch list. Items documented before closing, while they still get fixed promptly.
  • Warranty guidance. What your coverage includes, and how to document a claim so it is handled.

Relocation support

The hard part of a long-distance move is not the listings. It is the context.

  • Regional orientation. A plain-language tour of how Central Florida is laid out — employment centers, airports, hospitals, universities, and how they sit relative to each other.
  • Area shortlist. Three or four communities matched to your commute, budget, and housing preferences, with the honest trade-offs of each.

We do not represent builders

CFL Realty Solutions works for buyers and sellers. On a new-construction purchase, Henry is on your side of the table, not the builder’s.

We do not guarantee outcomes

No agent can promise a sale price, a timeline, or a result. What can be committed to is the work and the honesty. Treat any guarantee you hear elsewhere with suspicion.

We do not give legal or tax advice

Title issues, estate questions, 1031 exchanges, and tax treatment belong with an attorney or a CPA. Henry will tell you when you need one rather than guessing.

We do not quote your loan

Down payment, rate, and closing costs come from a lender who has reviewed your documents. Henry can make introductions; the numbers have to come from them.

We do not steer

Fair Housing law prohibits directing anyone toward or away from a community based on a protected characteristic. Henry will describe places factually and let you decide.

We do not take every client

If what you need is outside the service area or outside the experience here, you will be told so and pointed somewhere better suited.
