Background

How he got here

Henry did not start in real estate. He came to it from a career in technology, which is an unglamorous detail that turns out to matter more than it sounds. The habits transferred: define the problem before proposing a solution, verify the data rather than repeating it, document what was agreed, and be precise about what you actually know versus what you are assuming.

He entered Central Florida real estate and then worked through the 2007–2008 downturn and the short-sale market that followed it. That was an unusual education. Most of what he handled in those years involved people in genuinely difficult positions, where the honest answer was often complicated and rarely the one anyone wanted. It permanently changed how he talks about risk, about pricing, and about what a home costs over time rather than at closing.

Henry’s background spans Colombia and the United States. He works regularly with buyers relocating from across the country and from abroad, and with sellers who are moving on to something else — a different city, a different stage, a different size of house.

How Henry works

Four things that describe the day-to-day better than any adjective would.

The first meeting is not a showing

It is a conversation about what is prompting the move, what the budget really is, what you are willing to maintain, and what would make you walk away. Searches get dramatically shorter once those answers exist, and a lot of wasted Saturdays get avoided.

You get the reasoning, not just the recommendation

When Henry suggests a price, an offer, or a negotiating position, he shows the comparable sales and the logic behind it. You are the one making the decision. You should be able to argue with it.

He will tell you not to buy something

Including a house you have already fallen for. Roof age, drainage, an addition that was never permitted, a monthly assessment that changes the math, a location that will fight you every workday — those get said out loud, early, while it is still cheap to walk away.

Deadlines are his job, not yours

Inspection periods, financing deadlines, association approvals, appraisal, title. Every one of them has a date and a consequence. Henry tracks them and raises what needs deciding before it becomes urgent.

Selling one home and buying another, where the two sides have to be sequenced carefully — timing, contingencies, and financing all at once.

New-construction buyers

People about to walk into a model home who should have their own representation before they sign in at the desk, not after.

Sellers

Owners who want a defensible price, a prep list that does not waste money, and someone who will tell them what the first two weeks of showings actually mean.

Spanish-speaking clients

Henry works in English and Spanish, which matters when a contract, an inspection report, and a closing disclosure all arrive in the same week.
