Davenport sits in northeast Polk County where US 27 meets I-4, at the western edge of the Disney corridor. The small original town is only part of the story — the name now covers a wide unincorporated area of master-planned communities along US 27 and around ChampionsGate. A large share of the housing here was built for and is used as vacation and short-term rental property, which makes this one of the few Central Florida submarkets where the use of a home is as important a question as the home itself.

The area is dominated by planned communities, many of them gated and amenity-heavy: resort pools, clubhouses, golf, and in some cases water parks. ChampionsGate, on the Osceola–Polk line, is the best-known of them. Around and between these communities the land is still partly agricultural, and Polk County’s lakes and ridge country begin just south and west.
Its position is the practical draw. I-4 runs directly to the Disney property and on toward Orlando in one direction and Tampa in the other. Posner Park and the US 27 commercial corridor handle everyday shopping. For buyers, that same position is what supports the vacation-rental market that defines much of the inventory.

This is the one market in the region where the first question is usually not price but permitted use. Some communities allow short-term rental, some allow it with conditions, and some prohibit it outright — and the rules come from the community documents and county regulations, not from a listing description. If rental income is part of your plan, that has to be verified in writing for the specific address before you go under contract.
Beyond that, the inventory is mostly newer planned-community product with HOA and often CDD structures, plus furnished and turnkey sales that are less common elsewhere.
