Lake Mary is in south Seminole County along the I-4 corridor, and its identity is tied to employment. The office parks along Lake Mary Boulevard and around Colonial TownPark hold financial services, technology, and corporate operations, which is unusual for a Central Florida suburb of its size. A SunRail station serves the city, and Heathrow, a large established golf community, sits immediately to the northwest. The result is a place people often move to for a job and stay in for the housing.

Lake Mary Boulevard is the organizing line: offices and commercial along it, residential on either side. Colonial TownPark functions as a mixed-use center with restaurants and retail. The city’s residential neighborhoods are mostly planned subdivisions from the 1980s onward, a number of them built around golf or lakes, with gated communities well represented.
The Seminole County trail system reaches the area, and the Wekiva basin and the St. Johns River are within short reach to the north and west. Downtown Sanford, with its own historic district and riverfront, is a few minutes north. The SunRail station makes commuting south into Orlando possible without I-4 for part of the week.

Most of what trades in Lake Mary is detached single-family housing inside planned communities, with a meaningful share in gated or golf-course settings. There is also a townhome and condominium market, some of it aimed at the office corridor. Ages cluster in the 1980s through the 2000s, so roof, HVAC, and window age drive a lot of the value conversation.
HOA governance is close to standard. Heathrow and several other communities have their own layered association structures — master association plus neighborhood association — which is worth understanding before you make an offer, since it affects both cost and what you are permitted to change.
