Lake Nona occupies a large planned area in southeast Orlando, developed around what is generally called Medical City — a cluster that includes the UCF College of Medicine, Nemours Children’s Hospital, the Orlando VA Medical Center, and university research facilities. Around it sit residential villages, the USTA National Campus, a town center, and a significant amount of office and institutional development. It is one of the few places in the region designed from the start around a specific employment base, and its proximity to Orlando International Airport shapes a lot of who ends up looking here.
What the area is actually like, described as plainly as possible.
The planning is deliberate and visible: wide trail networks, lakes and stormwater parks used as amenities rather than hidden, a town center with structured parking, and a design language that runs consistently across neighborhoods. Laureate Park is the best-known residential village, with alley-loaded homes, pocket parks, and a neighborhood center; other villages differ in density and housing type.
The non-residential side is unusual for a Central Florida suburb. Medical City anchors the north end. The USTA National Campus — the governing body’s national headquarters and training facility — sits on the south side. Boxi Park, the town center restaurants, and a regular slate of community programming give the area a center of gravity that many newer communities lack. Orlando International Airport is a short drive north, which matters for anyone who travels regularly.

Lake Nona covers several villages that were built at different times and to different specifications, so “Lake Nona” on a listing can mean quite different things. Laureate Park homes are often alley-loaded on smaller lots with a distinct architectural standard; other villages are more conventionally suburban; and there is a real condominium and townhome market here, which is less common in newer Central Florida communities.
Nearly everything carries HOA governance, and CDD assessments are common. Because the area is still developing, it is worth knowing what is entitled or under construction near a specific address. Henry can pull that context alongside comparable sales before you decide.
