Celebration was developed by the Walt Disney Company in the 1990s as a planned town rather than a subdivision, laid out on neo-traditional principles: a compact downtown, houses close to the street with front porches, rear alleys and detached garages, and a design code governing what can be built. Market Street runs along a small lake at the center, with restaurants, shops, a hotel, and a cinema. The town has since been sold off in pieces and is no longer Disney-operated, but the plan and the architectural standards remain in force.

The design intent is legible everywhere. Neighborhoods are named and differentiated, sidewalks are continuous, alleys carry the garages, and the pattern books that governed the original construction produced a coherent streetscape — Colonial, Coastal, Victorian, Mediterranean, and Classical among the approved styles. A golf course, a network of trails and paths, and a large amount of preserved green space are built into the plan.

Market Street functions as an actual downtown at a small scale, and the town runs a well-known calendar of seasonal events. A hospital campus sits at the edge of the community. Because the whole town is governed by a residential owners’ association with architectural review, exterior changes work differently here than in most Central Florida communities — which is exactly the point for some buyers and a dealbreaker for others.

Celebration’s inventory spans a wider range of product types than most communities its size — from downtown condominiums over the shops to townhomes to large estate-section homes — but nearly all of it was built within a compressed window, which means construction era is fairly consistent. Homes from the original build-out are now roughly thirty years old, so roof, systems, and any original components deserve scrutiny.

The governing documents matter more here than in a typical HOA. Architectural review, exterior standards, and association structure shape both cost and what you can change. Read them before you are under contract rather than during the inspection period.
