Clermont sits in south Lake County, west of Orlando, on terrain that is unusual for Florida — real rolling hills, high enough that the city built the Citrus Tower here in the 1950s so visitors could see the groves. The Clermont Chain of Lakes runs through it, with Lake Minneola forming the northern edge of a downtown that opens directly onto the water. The combination of hills, water, and the South Lake Trail has made the city a long-running base for cyclists, runners, and triathletes, supported by the National Training Center.

Downtown Clermont faces Lake Minneola across Waterfront Park, with a beach, boat ramp, pier, and the trailhead for the South Lake Trail. The historic blocks behind it hold independent restaurants and shops. Housing near the lake and the old center is older and more varied; the large majority of the city’s inventory sits south and west along the US 27 and SR 50 corridors in planned subdivisions built from the 1990s onward.
The topography is not a marketing line — the elevation change is significant enough to affect views, lot grading, and how the roads run. Lake County’s remaining groves, ranch land, and the Green Mountain Scenic Byway sit just beyond the city, and the Lake Louisa State Park is immediately south.

Clermont’s market covers more ground than most, in both senses. Near the lakes and the old downtown you will find older homes on varied lots, some with elevation and water views that simply do not exist elsewhere in the metro. South and west, the inventory is dominated by planned subdivisions, several of them age-restricted communities, with the HOA and amenity structures that come with them.
Because of the terrain, lot grading, drainage, and driveway slope are worth looking at here in a way they are not on flat ground. Acreage and semi-rural parcels around the edges bring well, septic, and zoning questions of their own.
