Living near Walt Disney World is a real and popular choice, for park-goers, for people who work in the region's largest industry, and for buyers who want a vacation home that pays part of its own way. All three are legitimate. They point at different houses.
Three counties, and the rules change at the line
"Near Disney" covers parts of Orange County, Osceola County, and Polk County — and the Four Corners area is literally where several of those boundaries meet. Zoning, short-term rental permission, assessments and school districts all change across those lines.
This is the most consequential thing to understand about the area, and it is invisible when you are looking at listings. Two houses fifteen minutes apart, both advertised as "minutes from Disney," can sit under completely different rule sets.
The one that bites hardest is short-term rental permission. In unincorporated Orange County, short-term rental is permitted only in specified commercial and industrial districts or a Planned Development that expressly allows it, and renting a single-family home for under 30 days is confined to the R-3 district. In Osceola County, the county publishes a list of approved short-term rental subdivisions. In Polk County, approval is granted subdivision-wide or phase-wide, and approved subdivisions record a formal notice.
None of that is guessable from a listing. We wrote it up properly in a separate piece on short-term rental zoning, because it is the question that most often turns out to matter after the fact.
Two kinds of neighbourhood that look identical online
Vacation-home communities — Reunion, ChampionsGate, Windsor Hills, Formosa Gardens and many others — are built for and largely occupied by short-stay guests. Larger bedroom counts, pools on nearly every home, resort amenity centres, and management companies operating much of the inventory.
Primary-residence neighbourhoods in the same corridor look similar in listing photographs and are a different daily experience: neighbours you recognise, school-bus routes, a quieter street on a Saturday.
Neither is better. But if you are buying a home to live in, spend a Saturday morning in the neighbourhood before you commit — the difference is obvious in person and invisible on a screen. And if you are buying to rent, understand that a primary-residence neighbourhood will often have covenants that prevent exactly that, regardless of what the zoning says.
The assessment that is not on the HOA statement
Much of the newer inventory in this corridor sits inside a Community Development District. A CDD is a unit of local government created under chapter 190 of the Florida Statutes, which issues bonds to build the community's roads, utilities, stormwater systems and amenities, and assesses the cost against the individual lots.
Two things about it. It appears on your property tax bill as a non-ad valorem assessment, not on your HOA statement — so a buyer comparing HOA dues between communities can miss it entirely. And it is not reduced by the homestead exemption or capped by Save Our Homes.
This is not a reason to avoid CDD communities. Plenty of the best neighbourhoods in the area are in one. It is a reason to ask for the actual assessment on the actual lot, in writing, before you budget. We went through the mechanics in a dedicated article on CDD fees.
Celebration and the built towns
Celebration, in Osceola County, is the most distinctive residential product in the area — a master-planned town developed by Disney, with a walkable centre, a consistent architectural vocabulary, and Celebration Golf Club. It is a primary-residence community with a character genuinely unlike the surrounding subdivisions, and it has its own community page here.
It also carries its own cost structure and its own architectural review standards. People who love it love it specifically; people who want a large lot and no design review should look elsewhere in the corridor.
If you are moving here to work
Walt Disney World Resort is the largest employer in the Orlando metropolitan area, at roughly 80,000 people, according to the Orlando Economic Partnership's employer list updated in November 2025. Universal Orlando Resort employs roughly 32,000.
That shapes the housing market around the parks in a way visitors do not see. A large share of the primary-residence demand in south Orange, north Osceola and east Polk is people who work in the region's hospitality sector, and the commuting patterns follow the property boundaries rather than the interstate.
If your commute is to a specific location on Disney property, drive it at the hour you would actually drive it, on a weekday, before you choose a neighbourhood. This corridor's traffic is not evenly distributed and the difference between two candidate subdivisions can be substantial.
What to ask before you get attached to a floor plan
- Which county and which jurisdiction is this parcel in? Check the property appraiser record, not the mailing address.
- Is short-term rental permitted for this subdivision, in writing from the county? Only if that matters to you — but if it does, it is the first question, not the last.
- What does the declaration of covenants say about leasing? Minimum terms, caps, approval requirements.
- Is there a CDD, and what is the assessment on this specific lot? Lot-by-lot amounts vary within the same community.
- What share of the immediate street is short-term rental? This is the single biggest determinant of what living there feels like.
- What is the actual drive, at the actual hour?

The Disney corridor is one of the more interesting places to buy in Central Florida precisely because it contains several genuinely different products within a few miles of each other. Which one you end up in should be a decision, not an accident.
