Golf Communities Around OrlandoWhat You Are Actually Buying

Search "Orlando golf communities" and you will find the same list of ten names repeated across a dozen sites. The list is not wrong so much as it is unsorted — it mixes private residential clubs, resort properties, public daily-fee golf centres, and at least one place where nobody lives at all.

If you are actually buying, the useful sort is by what kind of place it is.

Three different products

These feel similar on a listing and are completely different to live in. The private club community is quiet and full of neighbours. The resort-residential community has luggage in the driveway on Saturday mornings. The public-course neighbourhood has golfers who do not live there.

None of the three is better. But knowing which one you are touring changes what you should be asking.

The private club communities

Isleworth — Windermere, Orange County. A gated estate community of roughly 600 acres on the Butler Chain of Lakes. The course was originally designed by Arnold Palmer. Private.

Lake Nona Golf & Country Club — southeast Orlando, Orange County. Roughly 600 acres, developed by Tavistock, with a Tom Fazio course that opened in 1986. It has a genuine competitive history: it hosted the inaugural Solheim Cup in 1990, the 1993 World Cup of Golf, and has hosted the LPGA Tournament of Champions since 2022.

Keene's Pointe — Windermere, Orange County, on the Butler Chain of Lakes. The course is The Golden Bear Club, a Jack Nicklaus design that opened in 1999 — 7,173 yards, par 72, with a 24,000 square foot clubhouse. Gated and private.

Bay Hill — the Dr. Phillips area of unincorporated Orange County. Bay Hill Club & Lodge still hosts the Arnold Palmer Invitational presented by Mastercard; the 2026 edition was played there in March.

Alaqua Country Club — Longwood, Seminole County. The club describes itself as "totally private, by invitation only, and with a limited number of members," and sits inside the gated Alaqua residential community. The course is credited to Gary Player and Karl Litten.

Alaqua Lakes is a separate, newer community, also in Longwood. Its course is The Legacy Club at Alaqua Lakes, a Tom Fazio design, now operated by Concert Golf Partners as a combined operation with Heathrow Country Club. Older articles — including an earlier version of this one — routinely merge the two. They are different neighbourhoods with different clubs and different price behaviour.

Heathrow — Lake Mary, Seminole County. A private country club inside a gated residential community, also under Concert Golf Partners.

Resort-residential

Reunion Resort — Osceola County, near Kissimmee and Davenport. Three courses designed by Arnold Palmer, Tom Watson and Jack Nicklaus, running 6,916, 7,154 and 7,219 yards, all par 72.

ChampionsGate — one word, capital G, though the postal place name and many MLS records render it "Champions Gate." Osceola County near Davenport and Four Corners. Two 18-hole courses, the National and the International, both designed by Greg Norman, operated as the resort courses of the Omni Orlando Resort at ChampionsGate. The community has its own Oasis Club amenity centre, and a separate private Country Club at ChampionsGate.

Both of these carry a substantial share of short-term-rental vacation homes rather than primary residences. That is not a criticism — it is the product. But it means two things for a buyer.

First, the neighbourhood experience is different from a primary-residence community, and you should visit on a weekend to see it honestly. Neighbourhoods built around a public course

Eagle Creek — the Lake Nona area of Orlando, Orange County. The residential community is an Emerson International development; the course is public, designed by Ron Garl and the British architect Howard Swan, and opened in May 2004. The club's own description of the course blends "traditional European design with state-of-the-art American technological innovation" — that framing belongs to the golf course, not to the houses, which are conventional Florida residential architecture.

Celebration — Osceola County. Disney's master-planned town, with Celebration Golf Club. A genuine primary-residence community with a distinctive plan and its own architectural character.

Two names that keep appearing and should not

Orange County National is a public daily-fee golf centre in Winter Garden with two championship courses — Panther Lake and Crooked Cat — a nine-hole short course, a large practice facility and stay-and-play lodging. There is no residential real estate. Nobody lives there.

Grand Cypress — now operating as Grand Cypress Golf, part of Evermore Orlando Resort in the Lake Buena Vista area — has two Jack Nicklaus courses open to the public. Evermore sells vacation-home stays, not ownership. No for-sale residential.

Both are worth playing. Neither belongs on a list of places to buy a house.

Worth knowing beyond the usual list

Bella Collina — Montverde, Lake County, near Clermont. Private and gated, lakefront and golf, with a Nick Faldo-designed course. Toll Brothers and Dream Finders are actively building there, which makes it one of the few golf communities in the region with meaningful new-construction inventory.

Providence — Davenport, Polk County. A gated golf community by ABD Development with Providence Golf Club.

The questions that actually decide it

The course is the easy part to evaluate. These are harder and matter more:

• Is membership mandatory? Some communities tie membership to the deed. Some do not offer it to homeowners automatically at all. Find out which, in writing.
• What is the initiation, and is it refundable or transferable? This can be a very large number and it is not always disclosed early.
• What are the annual dues, and what is the minimum spend? Food and beverage minimums are real money and are frequently omitted from the conversation.
• Who owns the club? Member-owned, developer-owned, and third-party-operated clubs behave differently over a ten-year hold. Ask directly rather than assuming — several Central Florida clubs have changed hands in the last decade.
• Is there a waiting list? Buying the house does not always get you onto the course.
• What is the HOA and is there a CDD? In the Osceola and Polk communities especially, the CDD assessment can be substantial and sits on the tax bill rather than the HOA statement.
• What share of the neighbourhood is short-term rental? This changes the street.

Golf-course frontage is a lifestyle decision that also carries real cost structure — membership, dues, HOA, sometimes CDD, and in a few cases all four. Worth doing. Worth doing with the numbers in front of you.
